Warranty

Timeline / Details

Your satisfaction is our top priority! If you have any concerns regarding your current projects or a past project still covered under warranty, please fill out our contact form below, include pictures of concerns, and your design marked with areas or items of concern if possible.

Warranty items will not be scheduled unless reported, we do not perform walkthroughs automatically. Warranty is scheduled once a month April through October. Warranty is not performed during November through March. Plant warranty starts in May. Warranty is non-transferrable.

Since our warranty for grass/plants is dependant on you following our watering guidelines (located in our maintenance manual), please reach out to us if you live in a city with specific watering restrictions that don't fit within our recommended schedule. We can help to come up with a watering plan that works for you & your yard to maintain your warranty.

Project Concerns

Below are the items that are covered within (2) weeks of project completion

Pavers

  • Chipped, cracked, or stained pavers.
  • Polymeric sand (Minus edges of steps / patios / walkways).
  • Glued edge pavers.

*Please note: Efflorescence is something that the pavers do naturally, this normally happens over the course of the first year and can be washed off with water, this is not a warranty item. Stains/spills not due to construction are not covered under warranty.

Irrigation

  • Coverage on grass sprinklers.
  • Heads / Nozzles.
  • Emitters / Driplines.
  • Leaks.
  • Backflows installed by us.

* Please note: Coverage is always checked before we leave a project. Irrigation requires maintenance. Issues with these items are very apparent in the first couple weeks after project completion if repairs are needed. Animals, mowers, etc. can cause irrigation to not function correctly and will need adjustments over time. Settling of the sprinkler heads as the ground shifts is out of our control and is not covered under warranty. If you currently have a wi-fi clock that we are not able to program or test, these items are not covered under warranty.

Beds

  • Sitting water / Low spots in beds are covered under this warranty

* Please note: The soils will settle over time in Colorado due to the kind of soil as well as our winters with ground freezing and thawing. This is something that is out of our control and is not covered under warranty. Refilling / Raking mulch or rock is a maintenance item that is not included under warranty.

Downspouts

  • Material defects or water not draining properly from downspouts.
  • * Please note: If for any reason, gutters are replaced / downspout adapters are reconnected, downspouts are no longer covered under warranty. After the initial project concerns period, downspouts care is considered part of normal homeowner maintenance. We strongly recommend to clean out gutters to minimize clogging.

Fencing

  • Gates that are not latching or defective wood pieces.

* Please note: Over time as moisture gets into the wood, it begins to swell and move, which may misalign gate latches. We'd recommend sealing or staining your fence as soon as possible to minimize the swelling.

Limited Warranty

Below are the items that are covered within (2) months of project completion.

Sod

Sod not taken is covered under warranty if:

  • Irrigation was modified or newly installed by Outside Dreams.
  • The irrigation system was operated by you according to our watering recommendations.
  • Regular maintenance is performed (fertilization, mowing, etc.).

* Please note: Damage caused by animals, mowers, etc. is not covered under warranty. The patterns and appearance of the dead areas will be determine warranty replacement. If irrigation coverage is not correct and sod did not establish due to this, you will see sections of sod that died versus various dead spots. Spots are not an indication of poor coverage, more-so these indicate urine burns from animals or nesting spots for bunnies. If you currently have a wi-fi clock that we are not able to program or test, these items are not covered under warranty.

Flagstone

  • Cracked / Broken Flagstone.

* Please note: Chipping, flaking, and unlevel flagstones are not covered under warranty as this is typical for natural stone.

1-Year Warranty

Below are the items that are covered within (1) year of project completion..

Paver

  • Shifting / Moving pavers.

*Please note: Efflorescence is something that the pavers do naturally, this normally happens over the course of the first year and can be washed off with water, this is not a warranty item. Stains/spills not due to construction are not covered under warranty.

Retaining Walls

  • Shifting / Moving wall block.
  • - Cracked blocks.

Lighting

  • Non-functioning transformers.
  • Non-functioning light fixtures.
  • Lighting wire.

* Please note: These items are covered under warranty as long as they are undamaged. Cut or nicked wires are not covered under warranty.

Irrigation

  • Material defects only (Valves, manifolds, etc.).

* Please note: These items are covered under warranty as long as irrigation system was winterized as recommended by Outside Dreams.

Planting

  • Dead plantings (75% minimum dead).

* Please note: Plants are covered under warranty as long as:

  • Outside Dreams installed / modified irrigation to new plantings and irrigation was operated according to our watering recommendations.
  • Maintained according to our maintenance manual. We will only replace each plant once, replacement plants are not guaranteed under warranty. Transplants are also not guaranteed under warranty. Depending on the time of the year and how extreme the winter was, plants may just need extra time to fill in - all designs are created with a (3) year plan. Some plants grow in later than others and may need additional trimming / maintenance / time to show impact intended in the design concept. It is the responsibility for homeowners with dogs to rinse plants that their dogs urinate on.
